360 Beautiful acres in Michigan's Stunning Upper Peninsula

by Rob Sherman 01/22/2020

Words can’t explain the beauty of this property.

At night it is so dark, the stars are so bright and you’re surrounded by nothing but the sounds of nature.

On the Fourth of July you can sit on the Overlook and have a bonfire while watching fireworks in the distance from multiple different towns.

Each section of the property has a different elegant view. It’s as if at every turn you enter a new secret garden.  From a cluster of maple trees with green moss at their roots to the vast openness of the field.

I used to love waking up early and sitting and drinking my coffee on the back deck to watch the sun come up.  I also had friends who would come drink coffee with me and moved it to the overlook for our coffee parties

The ponds are a lot larger in person than they look in a picture.  There is a walking trail around the front pond, on the far side there are retired railroad tracks.  Currently a bike trail has been made in crystal falls and escanaba. They would like to finish the trail so they can connect the two towns.  The middle section would go through the south tip of the farm. I always felt it would be a great opportunity to have a campsite or rent the cottage to those in the trek between towns.

The road going into the farm is a paved state road that is plowed in the winter.  It is approximately 2.5 miles long and great for running. The lake is 5 miles away and you can bicycle there.  The school bus picks up directly from the house if there are children.

There are three access roads that are gated onto the property.  One is the main state road. One is a road on the west side of the pipeline from Cootware Rd.  And the third is on the north east side of the property. You can also access it from the East pipeline though that is not a specific entrance.

The back pond freezes over in the winter and you can skate on it.  The front pond is very deep and spring fed. It has wild life that is attracted to it and watching the animals around the pond is great entertainment.

There is a landing strip within a mile and accessible by orv.

The house is a ranch, with 6 bedrooms and 1.5 baths.  The living room has a false wall and the plan was to remove it and have an open concept living space.  This would be very easy for the right person if they wished to renovate.

The rooms all have wood panels on accent walls but there is drywall under the paneling so it can be removed.  The roof is in good condition.

The basement has a large walk in the pantry.  The laundry room is very large, 12/14. The basement has a natural fireplace that was built with stones from the property.

The main warehouse was to house potatoes.  The machine shed is attached to the warehouse.  A semi could back into the machine shed as there is a loading dock.  The warehouse has a concrete floor, and is the size of a gymnasium. It is ventilated and built into the hill so it never is below freezing in the warehouse.  It has electricity and water.

The 2nd home we call the cottage and is the original homestead.  The basement is made with stones from the farm.  The main floor has two access door entrances. entrance.  A kitchen, living room, one bath that also has a washer and dryer.  The upstairs is unfinished with two windows. Would make a rear second and third bedroom.  The home was built in the early 1900’s and would need extensive new wiring to bring it to code.  So it is kept As a cottage.

Feel free to ask any questions!

This property is most likely going to be listed for sale when spring hits the Upper Peninsula this year. Showings will be difficult until then BUT if a we find a motivated buyer we can make it happen!
